If you are a landlord then these new regulations starting on the 1st of October will apply to you, with a possible £5,000 fine if your property doesn’t comply.
The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 is coming into effect, requiring all landlords in England and Wales to install a carbon monoxide alarm in every room. This applies to rooms used for living accommodation and contains a fixed combustion appliance (excluding gas cookers).
There is no stipulation on exactly where the alarms should be placed but guidance given by the government says it should be placed at head higher approximately 1-3 meters away from a potential source of carbon monoxide.
It is the landlord's responsibility to repair or replace any alarms that are found to be faulty, with the tenants being advised to replace batteries themselves.
